For residents
No bank loan, no 30-year mortgage, no interest-rate changes, no requirement to buy it all, and no bank mortgage serviceability test. And if you're a first-home buyer, your KiwiSaver can still come with you.
The difference
Every week you rent, your money funds your landlord's mortgage and profit — and you own nothing. As a Resident Owner, that same money builds your own equity.
What it costs
On the share you own, you pay nothing. On the share you don't yet own, you pay an Occupancy fee — set below market rent and only on that portion (see how it's worked out). Here's a typical picture on a $700,000 home.
Is this for me?
From day one
You're registered on the title and you make every decision about the home. No landlord inspections, no asking permission, no notice to leave.
