This calculator shows how the following are calculated:

  1. The Agreed Occupancy Rate that will be applied for the length of the agreement.
  2. How the weekly Occupancy Fee is calculated, based on the ownership register and the agreed occupancy rate.
  3. How the Administration Fee is calculated and allocated to the different owners.
  4. The minimum weekly fee paid by the Resident Owner — the occupancy fee plus their half of the Administration Fee.
  5. The weekly payment to the Passive Owner — the occupancy fee minus their half of the Administration Fee.
  6. Other one-off fees that may apply.

Agreed Occupancy Rate

The fixed rate applied for the length of the agreement: net rent ÷ property value. Hover each line for how it's worked out.

Weekly Occupancy Fee

The Passive Owner's recorded interest × the agreed occupancy rate, converted to a weekly amount.

Administration Fee & how it's allocated

A % of property value, split 50:50 between the two owners — each pays half, regardless of their ownership shares. GST applies to this fee (not to the occupancy fee or top-ups).

Minimum weekly fee paid by the Resident Owner

The occupancy fee plus the Resident Owner's half of the Administration Fee.

Weekly payment to the Passive Owner

The occupancy fee minus the Passive Owner's half of the Administration Fee.

Other one-off fees — set-up, register updates, payment chasing

Charged only for specific extra work a party requests, and always explained before you commit.

The Passive Partnership Administrator also charges one-off fees for any specific additional work a party requests. These fees are always clearly explained before you commit to them. Examples include:

  • Fee to update the property register — paid for by the party requesting it.
  • Set-up fee — depends on what's required, and includes the initial property register update.
  • Chasing late payments — extra work to follow up overdue amounts.

In all cases the Administrator can only charge an at-cost fee — Passive Partnerships is a non-profit.

GST is not charged on the occupancy fee or top-up payments (exempt supply). GST is charged on the Administration Fee. For why these fees are a fraction of a bank or a landlord, read how we keep the fees so low.
